IGLOO CIC (Community Interest Company) Est 2025 Powered with Generative & Agentic AI. (formerly 'Hexayurt Project' - 2005)
THE PRICE IS INTENTIONALLY
Reason number 1; Because SUPER SIP is a materially minimalistic version of traditional OSB SIP; instead of reinforcing the insulation foam with two sheets of factory made timer; we reinforce the inuation with the smallest amount of steel inside the foam (for tension); and the smallest amount of expoxy and silica mesh for the outside (compression).
This makes it lightweight and easy to work with; lowing the cost to use all. Further; the lightness of the materials mean we do not have to risk people late paying or refusing to pay. We simply come around and collect the igloo; sort of like how car leases work. This means we do not need to add on the "builders insurance" premium; we don't even insure our tools because foam and fibreglass is an old boat building work up and uses mostly hand tools.
AFFORDABLE; BECAUSE
Reason number 2: Because we have an exclusivity agreement with King Span; we fought hard for a not-for-profit status; and as a result of this we were eligible for the King Span's Planet Passionate Community Fund; who provided Seed Funding. This helped us get a foot in the door - and in exchange for having Street Igloos with KINGSPANS logo on multiple times over they have offered us a low fixed price for our polyisocyanurate; and we can keep this as deal as long as we always honour the "Get Shed; Give Shelter" programme.
OTHER GARDEN ROOMS ARE
We have to keep the prices low so you as the client can get the grants.
GRANDMA - the disabled access granny annexe is capped at £30,000; because of the disabled facilities grant.
MAMA; the communal self heated Garden Room is capped at £3500 because of various sustainabilty schemes.
PAPA; the solo home workers hub is capped at £2,500 to make sure all home workers can just pay for it with the tax they would have been paying for that year.
BABA; is capped at £1000 to make sure that we can get pretty much anyone some charity funding.

What £/m2 can the average household afford?
The average household can only put £3000 towards an building project. This figures takes into account an estimated income; estimated mortgage; utility spending and tax. What we learned was that that most extensions are built by inheritance; however the bottom quintile of this group only inherit £3,000 - therefore; most privately owned gardens are owned by households who can never afford to build anything on them.
