IGLOO CIC (Community Interest Company) Est 2025 Powered with Generative & Agentic AI. (formerly 'Hexayurt Project' - 2005)
A VISION OF THE FUTURE (scroll to the bottom to read the full vision of the future)
The next stage of technological advancement will not be based on consent. This does not mean it will be forced upon you, but that you will accept it reluctantly, driven purely by financial incentives. If your motivation for work extends beyond salary—if you aspire to a private office, a personal assistant, or a company-backed expense account—you will need to adjust your expectations.
Developments in VPNs, VR, AI, and cryptocurrency are not designed for workers but for employers. Companies have no interest in providing private offices when they can make you work remotely via VR in virtual offices. They will not hire personal assistants when AI chatbots can serve the same function. Instead of offering traditional financial perks like expense accounts or employee discounts, they will push cryptocurrency-based systems.
Companies do not want employees; people do not require jobs; Jobs require people, but people are tied to locations, which is inconvenient and a tax burden. Just as most cargo ships are registered in Panama without ever docking there, companies want employees to work without officially existing in any fixed location. Future business will encourage VPN use to obscure workers’ actual locations from governments, promote cryptocurrency payments to sidestep employment taxes, replace human support staff with AI, and eliminate office space through VR.
The outcome is clear: a workforce that exists with location being an irrelevance; an employment relationship that is placeless and unregulated and untaxed. Companies will pocket savings on staffing, taxes, and rent, then offer a pay increase; offer the latest VR headset; tell you they trust you enough for you to work from home; and the AI and the VR headset will monitor your hours. We will gladly accept this after the traditional bonuses of PAs and private offices will cease to be offered.
Project PAPA is the original idea and is geared towards home-workers and agentic AI use; we are ready for the revolution; and we welcome early investors who see what we see when we look at our crystal ball. Other projects like MAMA, BABA, & NANA fit with in this vision but are concerned with side effects of the same prediction; homecare, childcare & eldercare will be entirely different under this new normal.
BUSINESS PLAN IN ABSTRACT (scroll to the bottom to read the full business plan)
FIRST DUEL ENTITY MODEL ( First Not-for-Profit then For-profit)
This is for the community and does not pay dividends; has an asset lock; and only holds customer data under the asset lock. This company erects igloos; assembling them off-site. Garden IGLOO is the revenue taking side; and Street IGLOO is for public relations and brand awareness.
This is for all igloo owners and foam sheds owner and does pay dividends and does not have an asset lock; all plant and machinery and owned igloos are held in this company. This company finishes erects igloos; it is a traditional off site construction company; focusing only on IGLOOs and off-brand igloos; (foam sheds).
^These are the logos for the not-for-profit; and the for-profit sides of the company. They are supposed to be amigious; however there is no violation with CIC policy here as "IGLOO (FOAM SHEDS) and FOAM SHEDS (& IGLOOS) are the same words in a different order; a violation would be "IGLOO FOAM SHEDS" & "IGLOO FOAM SHED" or some minor change. It is against CIC policy to make the likeness of the name too aibgious; but there is no law against the logo.
The not for profit side is the pubic facing side of IGLOO; this umbrella term does not have a legal registration. FS&I is not a subsidiary of I(FS) nor are they partners or in a trust of anything they are two distinct companies; the same people who volunteer for the CIC work as consultants of the LTD. The CIC is important because this new form of construction needs significant public support; and apart from being good PR; the STREET IGLOO projects demonstrate how quickly and cheaply and effectively this system works; ensuring customers do not worry about cost over runs and ensures customer adoption.
The customers make two payments; half before and half after - however to take advantage of a long list of services such as "planning permission guarantees"; and "cost over run guarantees" - and a "lifetime aftercare agreement" and [PENDING] the "30 year Waterproof Warranty" - the customer must make a third payment at the start called "The Architects Deposit"; this is the for profit side of the company. Here is a table; showing what the gross profit percentages of each service is. These are only a touch higher than the standard services would be; also; even if the customer was prepared to break the conditions of the warranties and guarantees; it would be hard to find people to work with this new form of construction.
To estimate sales forecasts; we used the Market Size method; here we use the council tax bands and the current property prices to work out who cannot afford an igloo; or can afford an extension by any means. This is applied to the total amount of privatley owned garden space in Yorkshire; and we assume that we can make a 0.1% market peneration after year 25. Here we are just using a probabilistic net profit margin of 8%; but a deterministic gross profit margin based on years of experience and cost work. By year 5 we hope and expect to reach a £50,000 EBITDA.
ONE FOR ONE MODEL
These projects use agentic AI to get information on prospective clients. The data collected is extremely detailed; and is used to tailor an individual sales approach. The users agree for the data to be shared; and is shared with local homless people and victims of domestic violence that approach us. The goal is to abolish homelessness by building enough Garden Igloos that nobody need sleep rough again.
These projects are wilfully controversial and a little bit anarchic. This draws attention towards IGLOO. Street IGLOO has ambitions of winning charitable status; but is currently under the CIC IGLOO (FOAM SHEDS) CIC. The goal is to abolish homelessness, by direct shelter giving, enabling users to commit to sponsorship of the local homeless community; and by giving effective pro bono legal advice; and sharing customer data to those who approach us.
LIABILITY LEADER MODEL
IGLOO (foam sheds) simply is responsible for getting igloos in people gardens. STREET IGLOO is the main charity arm; and focuses on homelessness, but PAPA is about selfcare, MAMA is about homecare, CHILD is about childcare. The STREET IGLOO charitable side of IGLOO is great for building a brand and we have had good early recognition even in the seed phase.
Once IGLOO is in peoples gardens they will need a builder or trade to handle the aftercare. This is when the for-profit company FOAM SHEDS & IGLOOs comes in. We will be in a monopoly position.
We have not protected the SUPERSIP system; and we hope that people do copy it. A foam shed is an off brand IGLOO. This company is the only company that knows how to upgrade and repair igloos.
The "Architects Deposit" is for surveys and drawings and specs and estimates. Many customers will not compelete the project; and are only doing it because they are interested in finding out; after that there is "The Builders Deposit"; for the off site phase. If customers are still unhappy by that point we have charged a 20% on the materials.
In addition to these mandatory payments; the Architect may be able to charge the client for further surveys, research work, inspections and necessary permits and necessary preliminary and preparatory work. All work other than the erection of the igloo is done for profit.
The CIC is for the purpose of having the one for one model which is essentially just a good mission.
IGLOO (foam sheds) CIC is just about getting IGLOOs into people gardens; and onto the streets for rough sleepers too. Its cheap and fast. However; the door is a standard T hinged foam door; and there is no other finishings, the interior is the foil of the kingspan insulation board. FOAM SHEDS (& igloos) LTD handles all the onsite aftercare, the modifications and customisations; all the building work that comes after erection. This is a for profit company; and does not have an asset lock and pays dividends. Whether its; carpeting, tiling, plastering or whatever Tom has a roster of guys from his 10 years of EPC upgrading and HHSRS appeals so knows how to do this. This company will also handle any off brand igloos; or Foam Sheds. This is the last stage of agreements; but could last a life time.
DATA CENTERED MARKETING MODEL
The product categories; GRANDMA, MAMA, PAPA, & BABA are designed to fit snuggly into popular and rarely commercialised topics of interest. This means we accurately target our demographic; which is of course mainly young families who own their house and have a garden but no annexe.
BABA igloo is geared towards autism and ADHD and content about these subjects is popular and consumed by concerned mothers; and mothers who are worried about the cost of childcare. We fit into their area of interest.
GRANDMA igloo is geared towards disability and age related concerns; we do not market towards the elderly but young families with grandparents alive and retired and thinking about the care home vs granny annexe decision.
MAMA is geared towards young homeowners that have concerns about raising their homes EPC grade, but do not have the funds to renovate the whole house just to fit some insulation in; and we offer these energy conscious people and alternative.
PAPA is geared towards men; many people have said it is sexist to make the "office igloo" a male thing; however the survey shows a stark conclusion. When a couple are both working from home it is the women who wants the man to go outside into the igloo; and the man that wants to have the igloo. This project is geared towards men; and promotes male well being and mental health and selfcare. These topics of fitness and mental health are topic among algorithms for men aged 25-45.
The market wastes a lot of money on online ads. The product is not a duress purchase; to most it is a pleasure purchase. So many ad clickers simply browse and dream about it. The poor man dreams abou being able to own a Garden Room; the rich man dreams about being able to convince his wife; but hardly any purchases come as a direct result of clicking on the ad. It is a purchase that requires much research, my conversation and much money.
We collect data and then the direct sales force show the igloo directly to those who have had their grant eligibility status confirmed by us. We invite them to see an igloo and ask to measure up their garden and show them the igloos that fit their garden. This warm knocking approch has a good rate of return; as we have vert specific infomation about the clients.
When we use online ads, we combine this with flyers and postcards; and we just do it for data; other sites do not do it this way.
The product categories; GRANDMA, MAMA, PAPA, & BABA are designed, and named after their grant eligibility status. Further; we have found that the site has a good click through rate probably because visitors self identify with; being a mother; for example and feel they need to click MAMA.
The site is owned and operated by the offsite construction company; half of the total enterprise. This is a CIC and therefore a not for profit and is eligible for many free and reduced services including free and reduced ads. The onsite and for profit company that is unaffiliated directly so there is no conflict of interest is called Foam Sheds & Igloos; this company has an advertising budget of £0.00 but benefits from non-for profit ad budget.
Further; as it is a not for profit company advertising AI generated imagery; there is less liability; and less customer distain. From anecdotal research people are more forgiving of AI generated imagery if it is produced by a not for profit. We raise awareness of the cause of rough sleeping by student volunteer flyering, reverse graffiti in rough sleeping locations and free/subsidized online ads.
FINANCE (our side)
The not-for-profit company only erects garden rooms. We apply for grants related to;
Eldercare; due to our ability to build disabled access garden rooms and granny annexes. These types of grants also apply to on the clients side and us being a not for profit strengthens their hand when they request funds.
Childcare; due to our ability to connect mothers of young children with others in their locale and our ability to build warm and safe play rooms of independent work and play.
Homecare: as SUPERSIP is 95% insulation; we are eligible for sustainability and energy related grants.
Selfcare; as we aim our PAPA igloos at men who are struggling with their mental health; and we apply for grants related to these funding pathways.
Homelessness and Rough Sleeping; the one for one model is our main drive - and has good public relation potential (as well as potential for bad things to happen to) - nevertheless this means that we are eligible for grants related to housing insecurity and rough sleeping.
The Old Coach Garage is our location; and we use its land mainly. It is a near derelict building so we will be applying for National Lottery funding to renovate the place and keep in in the ownership of the non-for-profit; we cannot sell it obviously if we go down this path but this would reduce our land rental cost; which is the main problem for Garden Room companies. If we managed to do this; we would selling prebuilt igloos rather than mostly selling to order.
We are an innovative business; and we apply for innovative building and manufacturing practices grants, prizes and awards.
As we are building igloos for thr duress purchase market, for; Childcare, Eldercare, Selfcare and sustaininability the for profit company can feel the benefit of social investing.
We have a high level of asset ownership; should you invest you will be a part owner in all igloos that are prebuilt, or collected from non-payers. We expect to be shifting to a rental model; and targeting the gardens of people who want to run an Air B&B
We have a high rates of background data on each potential client; should you invest you can be privy to some of this; with in reason.
We have good scraping scripts so we have collected lots of contact data; and we collect more the more we have users give us their data.
We have had it confirmed by the Charity Commission and Citizens Advice bureau and many lawyers that this business model has no potential conflict of interest from running both a for-profit and not-for profit tangentally like this;
This is because; the customer can always refuse to allow the for-profit company to "make good". The aftercare is totally optional; and they could go with another company if they wanted.
However we are the only ones that can really "make good".
The for-profit company is not a subcontractor; it is an entirely separate entity. If you invest you need to be aware that you will be collecting dividends from;
1) "The Architects Deposit"
4) "The Aftercare Agreements"
and not
2) "The Assembly Deposit"
3) "The Installation Payment".
DIAGRAMATIC BREAKDOWN
SECOND DUEL ENTITY MODEL (First for-profit - then not-for profit)
When bidding for tenders; FOAM SHEDS & IGLOOs; as a social enterprise applies - this may be for multiple home working igloos; or for childcare, eldercare tenders. The scope is broad; further the build is low cost in material; in the early years the labour costs will be high with much work going into training unskilled people to learn the SUPERSIP system; but once we have a roster of men and women we can start the bid writing process for complete start to finish IGLOOs for government purposes.
In the case of Government Tenders; the CIC is hired as the builder of the structure; and all profit from the tender is kept within the for-profit. However the affiliation of FOAM SHED (and igloos) Ltd with IGLOO (foam sheds) CIC will mean that councils and quangos will be able to push up their ESG and CSR and TOM scores just from association. Each garden igloo built for anyone; even public sector clerical staff will always mean a second one for a homeless person which is 20% smaller of thicker.
